The following are the most popular questions asked of the Housing Division.
Q. Are you a Housing Authority?
A. Yes we are the City of Hemet Housing Authority. However, we are not responsible for the administration of the Section 8 Rental Assistance. The County of Riverside Housing Authority administers this program for all of Hemet. For more information please contact the County’s Housing Authority at (951) 351-0700 or visit their website at www.harivco.org.
Q. What is affordable housing?
A. Affordable housing typically means the home (apartment, single family house, mobile home), at some point received government funds to help build or rehabilitate it, or the resident is receiving a rent subsidy. In exchange for this assistance, the rents or mortgage payment are set at a level that is considered affordable for the resident, for a predetermined term.
Q. How does affordable housing affect home values in my neighborhood?
A. Affordable single-family and multi-family units will have no adverse affect to property values within a neighborhood. In general, affordable single-single family homes appraise for market value. Affordability is the result of financial assistance on the part of the City to the low- or moderate income homebuyer (or developer in the case of rental) to ensure that housing costs do not exceed 30 percent of a household’s income.
Q. I currently rent in the City and my landlord wants to have me evicted for unknown reasons. Do I have any rights?
A. If you feel that your landlord is treating you unfairly, please contact Inland Fair Housing and Mediation Board at (800) 321-0911 or visit their website at www.inmedbd.com. Inland Fair Housing and Mediation Board is a California-based fair housing agency that deals with tenant-landlord issues and cases of discrimination of any kind.
Q. Does the City of Hemet have rent control?
A. The City of Hemet does not have rent control policies in place for apartment structures and housing rentals. However, the City does have a Mobile Home Rent Control Commission. If there are more than 51% of the residents from a mobile home park, a petition can be filed for $300. If you have any other questions, please contact Mark Trabing at (951) 765-2381.
Q. Can I get a free refrigerator from your Senior Home Repair Program?
A. No, the SHR program does not replace appliances. We can only make repairs to them. The Southern California Edison Company has a program that will replace refrigerators that are over 15 years old. To apply call (800) 736-4777 or their website at http://www.sce.com/residential/income-qualified/.
Q. I would like to register my mobile home, do you do that at City Hall?
A. No, that is handled by the State Housing and Community Development. They can be reached at (800) 952-8356 or on their website at www.hcd.ca.gov.
Q. I live in Homeland and would like to have my home repaired.
